SERVICES

DESIGN ONLY

The main service we offer is Interior Design. Our comprehensive designs include a carefully curated color scheme, a detailed mood board, a digital project management, and transparency throughout the design process. Additionally, we provide sourcing for 2 specific furniture options. As part of our service, we offer one revision of the spatial floor planning to ensure the layout meets your needs effectively. Moreover, we include one revision in the main presentation where we will re-source up to 20% of items based on the feedback received during the presentation, ensuring that the final design truly reflects your vision and preferences.

Hourly Rate Billed at $295

DESIGN / CONSTRUCTION / BUILD

Our full-service design and construction package offers a seamless experience for your project. Whether you need contractors and vendors recommended for hire or prefer to work with your own, we have you covered. We're also happy to complete the design only and hand off the construction manual for others to complete the installation. Our construction plans include detailed elements such as reflective ceiling plans, HVAC assessments, plumbing layouts, elevations, sections, and CAD drawings. We take care of everything from sourcing materials to procurement, order tracking, delivery and installation. Let us handle the logistics and bringing your vision to life.

DESIGN PROCESS



DESIGN PROCESS

PHASE ONE - Programming

We sit down with you and your team to learn the specific needs and goals of your business so we can design a space that is tailored to your unique requirements. This collaborative approach ensures that the space is functional, efficient, and on target with your brand and vision.

Deliverable: Floor plans (2 versions), 1 electrical plan

Two floor plans are included in the design as well as one electrical plan and necessary elevations as it pertains to the space. Additional revisions are available upon request and for an added fee.

PHASE TWO - Design

At this stage, we compile your mood board, color schemes, and aesthetic preferences. Additionally, we assist in defining the budget during this phase. Reviewing these elements serves as a crucial step to confirm that we are in sync regarding the design trajectory. Through this process, we aim to streamline the project, reduce the need for extensive revisions, and simplify the decision-making process for you as our client.

Deliverable: Color Scheme / Moodboard / Samples

PHASE THREE - Presentation

We present the design within the agreed timeline, budget, and aesthetic parameters. You then have the opportunity to review the design, make selections, and approve items. Revisions will be provided per your feedback in a follow-up meeting. Once the final design is agreed upon, we will proceed with invoicing and move forward to the next phase.

Deliverable: A comprehensive 3D render of the design that incorporates all the elements we have discussed. It's important to note that Phase 3 marks the halfway point of the project, and design fees are required to be settled in full before the final deliverables are released.

PHASE FOUR - Procurement

All of the construction drawings, floor plans, necessary elevations, and 3D renderings are completed for your project. We present the construction log to the contractors to commence work. Simultaneously, we begin placing orders for furniture, fixtures and equipment. Rest assured, with our comprehensive services, your project will be in reliable hands from start to finish.

Deliverables: Procurement, Budget Sheet (& breakdown)

Separately, project management services may be available, tailored to your needs, for an extra fee. This includes expert oversight of contractors and handling procurement troubleshooting to ensure a smooth and successful construction process.

3 hours - space planning and drafting design plans

2 hours - (1x) floor plans (shelving, elevations)

3 hours - drafting seating plans, occupancy plans, reflected ceiling plans, etc

2 hours - mood boards and color palette

1.5 hours - client presentation of mood board and layout (schematic design)

3.5 hours - contractor/vendor coordination, timeline management

2 hours - rendering services and design coordination

2 hours - administrative work, permits, budgets

4 hours - sourcing and revisions (main items)

2 hours - revisions and plan updates

2 hours - styling and finishing touch sourcing

NEXT STEPS


GOOD TO KNOW

Your Designer is contracted to provide interior design services relating to the location’s non-structural interior elements. Your Designer cannot be held to specific deadline requirements, as there are too many variables not under their direct control. Every effort will be made to notify you when schedules are delayed.

PAY RETAINER

Our design fee is billed 50/50. This means, your initial payment initiaties our working relationship and we will bill the remaining hours as we work through them at the start of Phase 3.

NOTE: The design project cannot move forward until receipt of this payment.

EXCLUSIONS

Your proposal does not include undertaking responsibility for the following:

  • Receiving or picking up furniture, packages, or deliveries.

  • Storage or delivery costs related to purchases.

  • Restocking fees or returns of non-returnable items.

  • Physical observation of work at the project site (due to COVID-19 restrictions)

  • Selling any of your existing furniture.

SIGN CONTRACT

Attached to this email, you will find a contract that includes our proposed fees based on the scope we discussed. It will outline, in detail, our plans for your space and how we will transform it into your ideal space. If you have questions about our initial concepts or our estimation of the project scope, please feel free to reach out so that we can discuss.

DESIGN HOMEWORK

Once we've received your contract and retainer, we will send over your Design Homework. This comprehensive questionnaire will help us to learn more about your space and how you and your clients will engage with it daily. We are looking forward to spending more time together in the future, but this digital format gives you the opportunity to work at your own pace and answer each question thoroughly.

ADD-ONS

Some additional services that make the project run smoother but aren't mandatory.

  • Warehousing and delivering everything from our storage unit vs direct ship. Warehousing is $6,000 per project.

  • Assembly of furniture is available at our $195/hr project management rate.

  • Labor or construction is available by recommended contractors.

  • Additional project management available for $195/hr as needed.

Shareen Bailey, Owner & Principal Designer, is a native New Yorker of Panamanian descent. She has 12 years of experience in the design world, working in Fashion, Graphics, and Interior Design. She is an award winning designer with awards in Customer Service Excellence and Best in Class Support. Nicknamed 'Green' for her sustainable living and eco-friendly conscious design approach.
